As far as overall structure, many films introduce the heist at the end of Act I. At least the first half of Act II is about your characters planning to pull off the heist. Your heist comes either about halfway through Act II or at Act III, depending. Of course, you can do it however you want. This is just a general guideline.
Highlight the plot of the story. The plot may include the robbery itself, the aftermath of the robbery or the events leading to the robbery. The plot will be built around the protagonist and his specific motivations or involvement within the robbery. Weave conflict into the story before the climax.
No more than 2 or 3 days away would be best. A good heist runs on timing, and you need to keep the pace and the pressure high, to keep everyone focused and running hard. The Location should also have its own history and its own life. The Location is just another NPC (non player chambers) in the story, and it can be an obstacle in and of itself.
Apart from this, even if the heist is the actual goal, the story may hide it up to the end, or any point after the First Plot Point and so after the story has been put in motion. Therefore, the plot twist is the fact that everything in the non-heist plot was actually a heist (again, Man on a Ledge).
With a one-shot adventure, you always want the players to walk away feeling satisfied that the story is concluded. Incomplete tasks will make your players feel cheated out of a good ending. However, it can be good to leave room in the ending to start up new chapter in the story if they want.
Write the scene where the protagonist takes a tour. That shouldn't take too long to do, and it'll probably help you firm up your idea of the layout of the place in your own mind as well. Write the heist. Now try putting the two together. There's at least 4 outcomes I can think of: It works great with the separate layout descriptions first.
